Housing market experts in Amarillo have recently stated the property market is currently tilted in favor of sellers, due largely to the high demand for homes during the COVID-19 pandemic, according to a report by ABC 7 news.
Cindy Habel, Secretary-Treasurer of the Amarillo Association of Realtors, stated that while the current market is quite seller-friendly, it is a riskier investment for buyers as most homes are selling for more than their listed price as a result of COVID.
"There is an affordability crisis even prior to COVID. The inventory was low already. So now it's even compounded with people being able to move a lot of times in technical jobs," real estate agent Shaheedah Hill, stated in a live Youtube stream, "so they're moving from higher-priced areas to lower-priced areas and they're able to offer sellers more than what the average person in that community can offer them."
The median price of a home has increased 10.4 % since 2020, increasing the likelihood of a loss when it comes time to sell, ABC 7 reports.
Habel also said that Texas' economy, low cost of living, employment opportunities and the absence of a state income tax have produced a torrent of individuals seeking to relocate to Texas, specifically Amarillo.
Additionally, ABC 7 reports that large companies relocating to Amarillo, such as Amazon, may result in an inflow of new residents, significantly tightening the market.
