'Get ready': New Linden condominium coming to Austin

Demolition started on the William Gammon Insurance building, located at the southeast corner of W. 17th and Guadalupe Streets in downtown Austin.

The Linden will be a new 28-floor condominium, containing 117 units, taking the place of the William Gammon Insurance building. The site will be built on 0.3 acres.

"Get ready... @TheLindenAustin will be breaking ground SOON," the DEN Property Group said in a post to its Instagram account in June. "With spoken-for units quickly approaching the halfway mark, we're anticipating a big surge once construction begins - so take advantage of pre-construction pricing while you still can."

There is extensive optimism surrounding the project considering how quickly the condos are being contracted before the project has even been built. 

"Also in Austin is the Linden, a 28-story, 117-unit condo project near the Texas capital," a reporter in Buffalo Business First said. "Reger said 35% of the condos are under contract and the $100 million project won’t even be completed until late 2023."

Meanwhile, the Austin Fire Department is preparing to cooperate in the demolition of the building.

"For the past week, many of our Operations’ personnel have been rotating through the old William Gammon Insurance Building at 16th and Guadalupe, practicing fire attack and search and rescue in multi-story buildings," a post to the Austin Fire Department's official Facebook page said in June. "And with the tragic collapse of the condo tower in Surfside, Florida near Miami last week — and the ongoing desperate search there for survivors — this type of ongoing, continuing education is even more important, ensuring our personnel stay at the top of their game for the community they serve."

Reger Holdings, a New York-based real estate investment firm, is company behind the plans. They hired Rhode Partners, the local designers of The Independent Condos, to design the Linden. The Linden is the first condo tower in Austin in decades to be developed to the northwest of the Capitol building.
