A 118-acre master-planned community named Lemon Creek Ranch, between Boerne and San Antonio, is being developed by Valcor Commercial Real Estate.
It will combine retail, residential and office space, among 25 acres of community park space with walking/biking trails. It is described as a "hill country experience with modern amenities" and is aiming to be family friendly. Lemon Creek Ranch will be surrounded by mixed-use development and also feature environmental features such as heritage trees.
Opening of the first phase is targeted toward the end of 2022. The first phase includes a 106,000-square-foot grocery store, which will be the anchor tenant; a 10,000-square-foot, two-story retail and restaurant building; 6,500-square-foot restaurant; three-story, 83,521-square-foot office, retail and restaurant building; and 15,961-square-foot retail building. Those features are expected to arrive in time for late 2022.
According to county records, H-E-B bought around 14 acres near the site, showing the possibility of H-E-B being the anchor grocer for the area. Another phase of development is being planned that will include a 180-room hotel, additional office space, rental town homes and 800 apartments. Valcor bought the land between January 2019 and April 2020.
The office spaces on the property are expected to have multi directional daylight, according to Lemon Creek Ranch's compressed brochure.
The team behind the development includes Austin-based Nelsen Partners Architects, Raleigh, N.C.-based Kimley-Horn and San Antonio-based Joeris General Contractors. Valcor was founded in January 2010 by Charlie Malmberg and Jonathan Collins, both from San Antonio. Valcor's "core values" are listed as stewardship, grit and thankfulness.
