A 242-home residential development will be making its way to the Guadalupe River across the street from the Whitewater Amphitheater north of New Braunfels.

According to News Talk Texas Real Estate Center, the project is a luxury single-family home community that includes 155 acres of ranch land.

Some of the amenities include a 1.7-mile trail, natural swimming lagoons and swimming pools, the Herald-Zeitung reports.

“Will Korioth is breaking ground on The Bluffs on the Guadalupe, a 242-home community at 11501 FM 306,” Dallas Doctors Agent said in a Sept. 28 Facebook post.

The development is a collaboration between Property Developer Will Korioth, Steve Kuhn and Guadalupe 306 LP LLC, the Herald-Zeitung reported.

“This has been the most desired Guadalupe riverfront parcel in all of Comal County for the last 20 years and this is a 15-year negotiation in the making,” Korioth said, per Herald-Zeitung. “With the development of The Bluffs on the Guadalupe, we are bringing 26 highly-desired waterfront estate lots to the market that have never been available before.”

According to the Herald-Zeitung, Korioth has been developing properties in the New Braunfels area for more than 16 years.

“Located only three miles from the dam, we are the honey hole for fish with our position along the cold water, and our trail system along the river is simply magical,” Korioth said, according to the Herald-Zeitung.
