Austin housing market calms, but is set for a record-breaking year. 

The median home price in the Austin area was $455,000 in October 2021, up 24.7% from last year. Active listings also decreased by 0.5% and pending sales increased 4.4% in the Austin area, according to a report from KVUE. 

"Not to mention how incredibly crazy the housing market is in the entire city of Austin; I’ve been a follower of Austin realty...for years, and the inflation for houses that are cheaply made with smaller property for a way higher price than it ever should be," Ashley/Incantata said in a post to her Twitter account Nov. 21. 

Over the same time period, the number of houses sold in the area decreased 12.1%, with growth occurring particularly in Austin and throughout Travis County. The real estate industry in Austin remains a seller’s market. Austin has seen price pressures due to historically low inventory, which makes it unlikely for it to ease soon. 

The housing market in Austin is starting to slow down, according to a report from communityimpact.com, but that has not stopped the city's record-breaking pace. The median number of homes sold through October has declined 12.1% relative to last year. 

The sale price increase in October set a new record, according to a report from KVUE. Sales dollar volume also increased 6.4% in Austin through October. Homes in Austin currently spend an average of 20 days on the market, up from 16 days a year ago.
