The Houston Daily recently sat down with Texas real estate agent Paula Musa. She is involved in NAIOP, CREMM and CREW and she joined Transwestern in 2015. Transwestern’s Real Estate Services include advising, agency leasing, asset and capital markets, technology and workplace solutions.

According to her website, Paula is responsible for the marketing, research and leasing efforts for the buildings she represents. Paula’s role includes identifying competing properties and prospective tenants, as well as negotiating lease agreements and securing new assignments.

Interview below:

What obvious or not so obvious changes have you noticed to indicate that the Houston population is growing?

Paula: I'm a born and raised Houstonian and have never lived elsewhere, but one thing I've started to notice is the number of people I have met that have recently moved here from the East or West coast. There always seem to be new faces and people to meet when I am around town. I've also noticed an increase in multifamily mixed-use developments. The housing market has skyrocketed, which signifies a growth in the population.

What do you think is driving the migration to Houston?

Houston is an ideal location and an international Hub. Migrants like coming here because it has a strong labor market and a great sense of community. It is affordable for those wanting to raise a family and provides excellent opportunities for people to earn a living.

What would you say to someone who is considering a move to Houston?

This depends on where they are moving from, but ultimately, as it's been my home for almost three decades, they will love it! The summers are brutal but with it being a national and international travel hub, it's easy to take a summer vacation. The growth is exciting, and it's wonderful to see old friends return to Houston after previously leaving to see what a great city it has become!

What areas or neighborhoods should buyers be looking to purchase or rent and why?

The Heights is a fantastic neighborhood if you are single or are a part of a young family. The synergy, parks, fabulous restaurant choices, and the community that has evolved over the years make it a vibrant place to live.

Where are the current "hot spots" in and around Houston for home buying transactions?

Since my specialty is in commercial real estate, I'm unable to accurately answer this question.

What tips would you give a potentially new resident or recent transplant?

Get involved with a community or an organization. An easy way to do this is to join a gym or group so you can network with similar-minded folks in an environment that harbors positivity and self-improvement. Another way is to find an organization you are passionate about and volunteer to serve others. These options are great ways to do what you enjoy while also meeting and connecting with people.

Because there are so many real estate agents, how do you separate yourself from the competition and attract clients? Do you have a website you want to share?

I am a commercial real estate broker with a focus in office leasing. https://transwestern.com/paula.musa
