Construction of a mixed-used community on what once was a 118-acre ranch between San Antonio and Boerne is expected to get under way this fall, the San Antonio Business Journal recently reported.
Ground is expected to be broken sometime in the next two months on the Valcor Commercial Real Estate's Lemon Creek Ranch master-planned development, the business journal said in its Aug. 17 news report. Plans for the now former ranch near I-10 and Dietz Elkhorn Road, purchased by Valcor Commercial Real Estate managing directors Jonathan Collins and Charlie Malmberg in separate deals in 2019 and 2020, currently include restaurants, retail space, residences and parks. The property already has more than 2,000 feet of frontage along the interstate.
"Our goal is to be the premier family spot in the Hill Country," Malmberg told the Journal.
Valcor Commercial is best known for its San Antonio development of The Legacy, a shopping center with offices and retail spaces, an apartment complex and gym with restaurant and entertainment venues, and Midtown Station, an office, retail and restaurant space in a revitalized building near area multi-family and town-home developments near I-35, the Pearl District and the San Antonio Riverwalk.
Phase one of Lemon Ranch is expected to include 10,000 square feet for a two-story retail and restaurant venue, 6,500 square-feet for a restaurant, and a little more than 83,500 square feet for office, retail and restaurant space, according to a Valcor Commercial brochure. Plans for the first phase also include a more than 15,900-square-foot retail building, a 106,000-square-foot grocery store, and abundant parking in garage and surface spaces with access to I-10's frontage road.
The Lemon Creek Ranch project, bordered by Balcones Creek, is expected to include a 118-acre grocery-anchored mixed-use development "as a vibrant family-friendly hub of activity between San Antonio and Boerne, Texas," Valcor Commercial said on its website.
"Hill-country modern, light-filled retail, residential and office space is centered around the natural beauty of the local landscape," the Lemon Creek Ranch page on Valcor Commercial's website continues. "The careful and thoughtful curation of a trail system, buildings, streets and open spaces sets Lemon Creek Ranch apart from other developments in the region."
The business journal cited Bexar County records that said H-E-B bought almost 14 acres at the Lemon Ranch site in January but a company spokeswoman sidestepped questions about what H-E-B might be planning for the property.
"While we have no plans at this time, the site is a potential future store location and we look forward to sharing more information with our community when available," H-E-B spokeswoman Julie Bedingfield told the Journal.
