Austin: South Lamar car wash site being razed for multi-use development

A commercial real estate agency and a multifamily developer are partnering on a mixed-use project in the southern portion of the city.

A commercial real estate agency and a multifamily developer are partnering on a mixed-use project in the southern portion of the city.  

The proposed 3.8-acre site comprises the lots on 1301 and 1401 S. Lamar Blvd. that currently house Genie Car Wash, Austin's Automotive Specialists and Jiffy Lube.

The site will be razed in order for the new development to take place. The working title of the project, 1301 South Lamar, gets its cue from its physical address. 

The scope of work involves two buildings, a four-story building for office and retail space, along with a five-story building for apartments and retail with both projects totaling roughly 134,623 square feet.

While the property was rezoned by the city in 2019 for the proposed development, the demolition permits were just issued in September.

Building amenities may include private patios on every floor, spa-quality lockers and changing facilities, on-site secure bike storage and a potential fitness center on-site

The project team consists of developers Ardent Residential and Endeavor Real Estate Group, out of Austin, and the investment firm Seamless Capital, along with architects RCH Studios and STG Design.
